Position Summary
The Winter Season Maintenance and Repair Worker performs the project-based, room-by-room maintenance work that cannot be completed when the property is at peak occupancy in spring and summer. The role focuses on returning guest rooms, public areas, and back-of-house spaces to a like-new mechanical and cosmetic condition before the next peak season begins. Work is performed primarily in vacant rooms and closed sections of the hotel, on planned multi-day projects rather than guest-driven service calls. All duties fall within the standard scope of general building maintenance and do not include duties reserved for licensed trades.
Key Responsibilities
Guest-room refurbishment cycles (primary focus)
Work through assigned blocks of out-of-order guest rooms on a planned rotation, completing the full maintenance punch list for each room before returning it to inventory
Inspect and replace worn door hardware, hinges, closers, strike plates, latches, and stops
Inspect and replace worn drawer slides, drawer pulls, cabinet hinges, towel bars, robe hooks, and similar fixtures
Replace broken or worn bath accessories, shower rods, shower heads (like-for-like), toilet seats, and toilet flappers and fill valves
Re-caulk tubs, showers, vanities, and backsplashes; re-seal grout lines as needed
Replace damaged ceiling tiles, vent covers, switch plates, and outlet covers
Tighten, adjust, or replace baseboards, door trim, and corner guards as needed
Inspect and reset or replace smoke detector batteries, thermostats (like-for-like), and remote control batteries
Adjust and lubricate sliding-glass doors, patio-door tracks, and balcony hardware (a meaningful portion of the housing stock in PCB is balcony-facing oceanfront)
Preventive maintenance and inspection projects
Perform scheduled preventive maintenance on guest-room equipment per the property's PM calendar
Walk every room on assigned floors and complete a full inspection checklist; log items requiring follow-up
Test smoke detectors, emergency lighting, and exit signs per the property's life-safety schedule
Inspect and exercise plumbing fixtures in vacant rooms to prevent stagnation and trap dry-out
Public area and back-of-house projects
Complete planned maintenance projects in lobbies, corridors, stairwells, fitness rooms, laundry, and storage areas while traffic is low
Replace bulbs, ballasts (like-for-like), batteries, and air filters in common-area equipment
Maintain pool deck furniture and beach-access hardware; report pool-equipment or water-quality issues to the team responsible for the pool
Assist with hurricane-season recovery work (the Atlantic hurricane season runs through November 30 and overlaps the early offseason): re-hanging signage, replacing weatherstripping, addressing minor wind- and salt-driven wear
Coordination and reporting
Document completed work in the property maintenance system on a per-room and per-project basis
Stage rooms before and after vendor visits (carpet replacement, pest control, painting contractors) so the vendor's scope is not part of this role
Identify items that exceed the scope of routine maintenance and refer them to the Chief Engineer for assignment to a licensed trade or outside contractor
Maintain assigned tools, supplies, and the maintenance shop in clean and orderly condition
